Zone Defense is the best way to manage the Bray household, raising five children and growing their real estate businesses around Grand Junction, Colorado. Brian Bray tries to focus mostly on managing his commercial real estate division and providing sales and leasing services to their commercial clients within Western Colorado, while juggling family and time outdoors.

Industrial Sales in the Grand Valley

Recently, Brain has been excited to be a part of a significant number of industrial sales and is looking forward to the growing demand expected for the Grand Valley in 2022. He represented the seller in an industrial transaction which involved a growing HVAC service contractor who took on an expanded footprint of 55,000 SF of distribution space. He had originally helped the seller purchase the property as an investment years ago. They cleaned it up, repositioned it, and sold it in less than 45 days, cash close.

Another larger recent transaction was a NNN investment with a well-established lumber company expanding their footprint into another 30,000SF industrial building to further expand the vertical integration of their business into a truss manufacturing facility within the Valley.

Adding Value to Properties for Investors

These are the kinds of deals that Brian particularly enjoys being a part of. Projects where he can think outside of the box, add value, and help investors sell for a large profit. He really values long term relationships with clients, and has participated in multiple transactions with clients.

Multi-Family, Industrial, & Technology Industry Opportunities in Grand Junction

Looking ahead at the Commercial Real Estate Market in the Grand Valley, Colorado, Brian sees how the multi-family segment has gained a lot of attention from large funds and outside investors who are now seeing their tertiary market as a ripe opportunity that they can make sense of. That action has also been very noticeable in other commercial investment categories from outside investment groups, including industrial and technology industries.
